Location, Location, Location !
Houses in the popular housing projects near Jomtien Beach, Pattaya are still relatively cheap. Last 3-4 years there was a huge landgrab all feeding the frenzy for building condo projects in this area, and land prices shot up. A Rough estimation will put the beach front land plots on 200-300 K baht per wah, second line 80-120K Baht per wah, and third Line closer to sukhumvit Highway 45-75K Baht per wah.
Now looking at the house prices in projects like Baan Fah Rim haad, View Point Village, Majestic Residence, Grand Condotel, Nagawari or Royal Park Village, sales prices did went up slightly, but there are still some good price/value properties on the market, if you take in consideration that the land in those projects is undervalued currently.
While most of these housing estates where built 15-20 years ago, it is impossible to imagine what the same house would cost if they where constructed now. A small building plot of 100 wah of land (400sqm) would be minimal 5-10 Mil Baht for the land alone excluding the house on it. Then the infrastructure for these projects, have to be added at the land cost price as well, on average infrastructure (Project streets, communal pool and Green area/children park) is and extra 10% which has to be added on top of the price of land land plots for sale.

There are still plots of land for sale at Majestic Residence (project has beachfront) of 158 Wah of land (632 sqm) for 15,800,000 Baht (Sold Early 2021) and 3 plots of land for sale at Nagawari each at 60K Baht per wah. (plot sizes around sizes 150-170 Wah). And some other projects as well.
