The quick answer is no, unfortunately. To build a project with village roads, became to expensive as land prices in Jomtien are all above 50K/wah and near the beach around 150K/Wah just for the land.
Older Villas are now been bought slowly by investors, small time contractors, as well as savvy real estate agents, who strip the villa to bare minimum, renovate and sell around 17 Mil ++ But there are still opportunities, but you have to buy yourself one of those older villas renovate it yourself and going to live in it.
At this moment we have an older single story pool villa in Adare Garden 2 on the market for 6.9 Mil Baht. Property can need a bit of a touch up, but you can directly live in it, and have your own fabulous pool villa in Jomtien, close to the beach, less than 1 KM. and good location to sukhumvit.
There are also some villa in View Point Village under 10 million who could be renovated at a cost below 2 Mil Baht. (one we list the other is currently rented. but you can inquire us.)
