Agency Fees in Thailand — A Note for Buyers
In Thailand, real estate agency fees (brokerage commissions) are paid exclusively by the property owner and are already built into the advertised listing price. These fees are not itemised or publicly displayed on property listing websites.
As a buyer, you are not charged any agency fees. The price advertised is simply the price you pay.
The only additional costs at the point of sale are the standard transfer fees paid directly at the Land Department Office. Should you require additional services beyond the sale — such as property management — these would be discussed and agreed separately with your agent.
What if owner not want to work with Agencies ?
In Thailand, the standard practice is for the property owner to pay the agent’s commission, which is already factored into the advertised price. However, not every owner wants to work with an agent — and this is more common than many buyers realise.
Our office actively sources these properties as and can give you the professional support in the background. If you are open to this type of purchase, it is worth asking us what we currently have available in this segment.
When a property owner prefers to deal directly, we can still present and negotiate that property on your behalf. As no seller commission is being paid in these cases, a buyer-side fee of between 1% and 3% of the sale price will apply. This is always discussed and agreed upfront before anything moves forward.
Properties sourced directly by our agency means you deal with the owner personally, while our office takes care of all the paperwork, legal coordination, and guidance on fair pricing throughout the process.
