Banglamung

Tambon Bang Lamung is the administrative heart of the wider Bang Lamung district, sitting roughly 5 km inland from the coast along Sukhumvit Road. It is largely a local Thai residential and working-class area, distinctly separate from the tourist zones of Pattaya and Jomtien.

From a real estate perspective it is one of the most affordable tambons in the entire Pattaya region. The market is dominated by Thai buyers — factory workers, government employees, and families who commute to Laem Chabang industrial port, the Eastern Seaboard industrial estates, and Pattaya service industry jobs. Foreign buyer interest is relatively low compared to coastal areas.

Property types are mainly detached single-storey houses, townhouses, and small housing estate projects. Land prices are considerably cheaper than coastal tambons. Entry-level houses start from around ฿1.5M–฿3M, and even newer builds on reasonable land plots can be found under ฿5M — figures that are almost impossible to find in Nong Prue or Na Kluea.

There is essentially no high-rise condo market here. It is a low-density, low-rise residential tambon with local markets, temples, schools, and the district government offices. The Bang Lamung Hospital serves the wider district from here.

Infrastructure is functional rather than polished. Sukhumvit Road gives quick access north toward Si Racha and Laem Chabang, and south toward central Pattaya in around 10–15 minutes by car.

In short — Tambon Bang Lamung offers genuine affordability for those who prioritise space and value over beach proximity, and it primarily serves the local Thai residential market rather than the expat or investment buyer segment.
