Unlike the UK’s Land Registry or the US MLS sold-comps system, Thailand has no central database of completed transactions. Every listing you see online shows an asking price — and asking prices in Pattaya are often negotiable, sometimes by a wide margin.
That gap makes it hard to know if a price is realistic, inflated, or a genuine deal. So we built this page.

Below is a running list of recently sold properties across Pattaya and Jomtien — real closed deals, not listings still on the market. Where the seller has allowed us to share the final sold price, we show it alongside the original asking price. Where the sold price is confidential, we still show the property as sold, so you can see what’s actually moving in the market even without the number attached.
How we verify these
Every property shown here is confirmed sold through one of two ways:
- Agent network confirmation — verified directly with the agent involved in the deal
- Owner-disclosed — confirmed with the seller or buyer after closing
