Baan Amphur

Baan Amphur is the better known of the two — a small former fishing village with a modest beachfront boulevard, popular seafood restaurants, and a handful of condo and villa projects either on or close to the beach. The beach itself is clean and relaxed, visited primarily by Thai locals rather than international tourists, giving the whole area a genuine, unhurried atmosphere. The five-star Renaissance Hotel adds a touch of unexpected luxury to what remains an otherwise low-key neighbourhood. Ocean Marina Yacht Club nearby is a significant draw for boat owners and adds an upmarket lifestyle dimension.

Hin Wong is the smaller, quieter pocket just adjacent — a rocky, scenic bay that blends seamlessly into the Baan Amphur corridor. Property here is very limited and tends to be private residences rather than organised developments, making it one of the most secluded residential micro-zones in the greater Pattaya region.

From a real estate perspective both areas appeal to buyers who want genuine beach proximity at prices considerably more accessible than Jomtien or Na Jomtien. The market is thin but consistent — condos, beachside villas, and some house projects. The area is well positioned for the future given its proximity to U-Tapao International Airport, the Aquaverse water park, Nong Nooch Tropical Garden, and the ongoing Southern Corridor development pushing down from Na Jomtien.
