Tambon Khao Mai Kaeo sits in the far east of Bang Lamung district, roughly 20 km from the coast. It is one of the most rural and least developed tambons in the area — a genuinely green, quiet part of the district characterised by rolling low hills, agricultural land, pineapple plantations, and forest reserve bordering the Bang Lamung National Forest.
From a real estate perspective it is a very thin market with limited transaction volume. The dominant property type is large land plots, and the few residential projects that exist here tend to be private, low-density villa estates targeting a niche buyer who specifically wants space, nature, and seclusion over beach proximity.
The area is perhaps best known for two landmarks that influence property appeal: Pattaya Country Club golf course and Rugby School Thailand, the latter drawing a small number of families who prioritise the school’s catchment over coastal convenience.
Land prices are among the lowest in the district, making it attractive for those wanting to build custom homes on generous plots. However, the lack of amenities, distance from the sea, and limited infrastructure means it appeals to a very specific buyer — typically long-term residents rather than investors or holiday home seekers.
