Tambon Nong Prue is the core of Pattaya City and by far the most active real estate tambon in the entire region. It covers central and south Pattaya beach, Pratumnak Hill, Thepprasit Road, the Walking Street area, and stretches down toward Jomtien — essentially everything most people picture when they think “Pattaya.”

The market is overwhelmingly condo-dominated, with high-rise developments lining the beachfront and spreading inland. Price range is broad — from compact studio units around ฿1.5M aimed at the rental investment market, up to large luxury units and penthouses well above ฿20M. Rental yields are strong, with well-located condos typically achieving 5–7% annually, making it the go-to tambon for buy-to-let investors.

It attracts the widest buyer mix of any tambon in the area — Thai investors, European and Russian expats, holiday home buyers, and increasingly Chinese and Middle Eastern purchasers. Pratumnak Hill is considered the premium residential pocket within Nong Prue — quieter than the city core, elevated, and with easy access to both Pattaya Beach and Jomtien.

Pool villas do exist here but land prices are high, making them significantly more expensive than equivalent properties in neighbouring tambons. For villa buyers seeking value, Nong Prue pricing is usually the reference point that makes other areas look attractive by comparison.
