Dark Side of Pattaya.

East Pattaya — widely known as the “Dark Side” — is the broad inland residential zone sitting east of Sukhumvit Road, stretching across parts of Nong Prue, Nong Pla Lai, and neighbouring tambons. The nickname came about because years ago it was a quiet and forgotten area that, when it got dark in the evening, never lit up like the busy central Pattaya counterpart. That reputation has changed considerably.

Today it is where many expat communities live in gated housing developments, and it has become the dominant zone for pool villa and detached house projects in the greater Pattaya market. Buyers who want space, privacy, a garden, and a private pool at a fraction of the beachfront price consistently end up here.

Property prices range from ฿35,000–70,000 per square metre — approximately 30–40% below Central Pattaya equivalents — creating attractive entry points for families and value-conscious investors. The typical buyer is a long-term expat resident, retiree, or family rather than a short-term investor chasing rental yields.

The area is well served by international schools, golf courses, local markets, and increasingly good restaurants and bars that have followed the growing residential population. Mabprachan Reservoir provides a popular recreational anchor. New cycling and leisure tracks around the lake have made it even more attractive for those who value space and nature.

Motorway access via Highway 7 connects residents conveniently to Bangkok, U-Tapao Airport, and the Eastern Economic Corridor industrial zones, making it practical for professionals as well as retirees.
